Real Estate Video Tours in Lebanon: What They Cost, What to Shoot and What Actually Gets Inquiries

By StudioLebanon Updated 10 min read

Real estate video formats and StudioLebanon packages: Standard Listing at $150 and Luxury Branding at $399.

Last updated: 14 October 2026

What a real estate video tour costs in Lebanon depends on the deliverables: how many finished videos, in which formats, and whether drone and a presenter are included. At StudioLebanon, a Standard Listing shoot is $150 (1.5 hours, HDR photos, 1 reel) and Luxury Branding is $399 (4 hours, HDR photos, drone, 4 reels and an on-screen presenter). What drives inquiries is not length: it is a strong first 3 seconds, vertical edits for phones and real people using the space.

This guide is for real estate agents, developers, Airbnb and short-term rental hosts and property managers anywhere in Lebanon, from Beirut apartments to mountain villas in Keserwan and Metn. We cover the three video formats, a shot list you can use, drone rules, vertical versus horizontal, and what we have seen actually move bookings.

Finding 1: Quotes come in very different shapes, so compare deliverables, not day rates

Claim: Property video in Lebanon is quoted in very different ways: by the hour, by the day, per video or per package. The only fair comparison is what you get at the end.

Data: Photography and video crews in Lebanon generally price by time, and property video quotes change shape quickly once drone, a presenter and multiple edits are involved. Editing is often billed separately, and the number of finished videos is not always written down. Our real estate packages are fixed: Standard Listing, $150 for a 1.5-hour shoot with HDR photos and 1 reel, and Luxury Branding, $399 for 4 hours with HDR photos, drone, 4 reels and an on-screen presenter. If you only need extra edits, our video editing is $30 per video (standard) or $60 (advanced).

Practical translation: Ask every provider three questions: how many finished videos, in which formats (vertical and horizontal), and is drone included.

Finding 2: Walkthrough, reel or presenter-led: each format does a different job

Claim: A property tour is not one product. The right format depends on who is watching and where.

Data: In our work for BookingBeirut, 961stays and BookingAthens, we plan each format for a different job. Short reels travel on Instagram and WhatsApp; walkthroughs answer questions for people who are already interested; presenter-led tours build trust in the agent or brand behind the listing.

Practical translation: Use reels to get attention, a walkthrough to answer questions, and a presenter when your name is part of the sale.

FormatLengthBest forWhere it lives
Walkthrough tour1–3 minutesSerious buyers and renters, remote or diaspora clientsYouTube, website, sent directly on WhatsApp
Reel15–45 secondsReach, first impressions, short-term rentalsInstagram, TikTok, Facebook, WhatsApp Status
Presenter-led tour1–2 minutes, plus cut-downsAgents, developers, luxury listingsInstagram, YouTube, agency pages

Walkthroughs matter more in Lebanon than people assume, because many buyers and renters are abroad. A clear, unhurried walkthrough lets someone in Dubai, Paris or Montreal decide whether it is worth sending a relative to see the property in person.

Finding 3: Shoot vertical first, but never only vertical

Claim: Most people will watch your property video on a phone, held upright. Horizontal still matters for websites, YouTube and TV screens in sales offices.

Data: In our own Google Search Console, 178 of roughly 234 Google clicks to our site over the last three months came from mobile. Reels on Instagram and TikTok are 9:16 vertical. Our Luxury Branding package delivers 4 reels for exactly this reason: one property, four ways into it (the view, the kitchen, the lifestyle, the neighborhood).

Practical translation: Tell your videographer before the shoot that you need both 9:16 and 16:9, so wide shots are framed with room to crop.

Finding 4: A good shot list is the difference between a tour and a slideshow

Claim: Most weak property videos are not badly filmed. They are unplanned: random rooms in random order with no reason to keep watching.

Data: This is the order we follow on a typical apartment or villa shoot. It moves the way a visitor would walk, and it opens with the single best feature, not the front door.

Practical translation: Write down the one thing that makes this property special, and make it the first shot.

  1. Hook (first 3 seconds): the view, the pool, the terrace at sunset or the biggest room.
  2. Arrival: the building entrance, street or driveway, so viewers know what kind of area it is.
  3. Living spaces: slow, steady moves through the salon and dining area, shot at mid-height.
  4. Kitchen: wide shot plus two or three details (appliances, counters, storage).
  5. Bedrooms and bathrooms: one clean wide shot each, and a detail only when something stands out.
  6. Outdoor and amenities: balcony, garden, parking, gym, generator or solar setup if relevant to buyers.
  7. Neighborhood: a few seconds of the street, the sea, the mountain or the nearest landmark.
  8. Closing frame: price or “from” rate if you share it, location and how to contact you.

For short-term rentals, add the details guests ask about: the coffee corner, the bed from the pillow’s point of view, the towels, the view from the shower. If you shoot yourself, a stable gimbal and a wide lens do most of the work; our gear shop stocks DJI gimbals, tripods and cameras and is priced to be the best in Lebanon: original gear and 2–3 business day delivery across Lebanon.

Finding 5: People in the frame sell the stay, not just the square meters

Claim: Empty rooms show size. People show how it feels to be there, which is what short-term renters and lifestyle buyers are paying for.

Data: At a BookingBeirut villa in Ajaltoun, we placed models by the pool and in the living spaces instead of filming empty rooms. You can watch the result here: Ajaltoun villa shoot with models. The lifestyle version gave the listing content that looked like a weekend people wanted, not a catalog of rooms. Our models start at $50 per hour, per model, and our guide to booking models for a product or real estate shoot explains how to plan them.

Practical translation: For villas, chalets and rentals, budget for one or two models for part of the shoot; for standard apartments, a clean empty tour is often enough.

Claim: Aerial shots are the fastest way to show a villa’s land, a sea view or how close a building is to the highway. They also come with the strictest rules of any part of the shoot.

Data: Lebanon does not have one simple, published drone code. Flying a camera drone has historically required prior authorization from the Lebanese Army, with a written application submitted ahead of time, and some municipalities have issued their own decisions requiring written permission before any drone filming in their area. Rules and enforcement can change quickly with the security situation, and they can differ by region, especially near the airport, military sites and border areas.

Practical translation: Check current permit requirements before flying, and plan any drone shots early so paperwork does not delay your listing.

Our Luxury Branding package includes drone footage. Tell us the address when you book so we can plan the aerial part around the rules that apply at that moment. If a drone is not possible at a given location, a high vantage point such as a rooftop or a neighboring hill often gives you a similar establishing shot.

Finding 7: What actually drives inquiries and bookings

Claim: A property video earns inquiries when it answers three questions quickly: what is special, where is it, and how do I reach you.

Data: Across our real estate and short-term rental work in Lebanon and abroad, we build every edit around four things: a strong opening shot, natural daylight (interiors shot when the rooms are brightest), people using the space, and a clear call to action at the end. Platforms like Airbnb and Booking.com are built around photos, so the video’s job is usually to drive traffic from Instagram, TikTok, WhatsApp and direct booking sites, and HDR photos from the same shoot cover the listing itself.

Practical translation: Always get photos and video from the same shoot, and end every video with one contact method, not five.

What didn’t actually matter

Myth: a longer tour shows more, so it sells more. In practice, a 3-minute walkthrough posted as a reel loses most viewers before the second bedroom. Length matters for the walkthrough you send to a serious buyer, not for the reel that finds that buyer in the first place.

Also overrated: drone footage on every listing. For a city apartment in Achrafieh or Jounieh, the drone usually shows a roof and a lot of other buildings. Save aerials for villas, land, sea views and new developments, where the surroundings are the selling point. A $150 Standard Listing with one strong reel is often the smarter choice for a standard apartment.

What to do this week

  1. Pick the one listing that would benefit most from video, ideally a villa, a rental or a slow-moving unit.
  2. Write down its single best feature and plan to open the video with it.
  3. Decide whether you need people in the shots, and mention models when you first inquire.
  4. Check current drone permit requirements for that address before promising aerial shots to your client.
  5. Clean, declutter and schedule the shoot for the brightest time of day in that property.
  6. Send the address, property type and package you want to StudioLebanon.

FAQ

How much does a real estate video tour cost in Lebanon? It depends on the number of finished videos, the formats, and whether drone and a presenter are included. StudioLebanon’s packages are fixed: Standard Listing is $150 (1.5-hour shoot, HDR photos, 1 reel) and Luxury Branding is $399 (4 hours, HDR photos, drone, 4 reels, on-screen presenter).

Can I fly a drone for a property video in Lebanon? Only with the right authorization. Camera drone flights have historically required prior permission from the Lebanese Army, and some municipalities add their own rules. Check current permit requirements before flying.

Should my property video be vertical or horizontal? Both, if you can. Vertical 9:16 reels work best on Instagram, TikTok and WhatsApp, where most people watch on phones. Horizontal 16:9 suits YouTube, your website and screens in sales offices.

Is video worth it for an Airbnb or short-term rental? Yes, mainly for marketing outside the platform. Airbnb and Booking.com listings rely on photos, so the video drives attention on social media and to direct bookings, while HDR photos from the same shoot fill the listing.

Do you shoot outside Beirut? Yes. We are based in Zouk Mosbeh, Keserwan, and shoot properties across Lebanon, from Beirut and Metn to the mountains and the coast. Our work for BookingAthens also shows the same approach abroad.

Can you add models or a presenter? Yes. Luxury Branding includes an on-screen presenter, and we can add models from $50 per hour, per model, quoted before the shoot.
